In real estate investment, being a real estate broker for almost 15 years now, I have seen how real estate in the U.S. decline and rise. Not in actual pratice but on real estate news. I have also tried to market in the Philippines Palmdale and Lancaster, California, in 1986 but investors regret it.  Prices "roller coaster in the U.S. real estate. In the Philippines, I wonder why land price never goes down. It just keeps going up! There are times that it will stagnate but not really that long. It soon will inch up higher again. Foreigners are not allowed to own real estate in the Philippines, but they are allowed 40% co-ownership, that is corporate or in partnership. If the land value was to be divided by 50.00 pesos which is, more or less, the exchange rate to a dollar, it looks like dollar earners would have safe real estate investments in the Philippines! I know of one Fil-American who won the lottery and purchased a whole block of prime real estate right at the center of a city! Prime real estate properties start from around 30,000.00 pesos per square meter and above. Anyone interested? Just email me.
